Whats the average price to build a garage in southern IL?

I'm wanting a 36x40. Someone told me i was looking a 10,000 just for the concrete. I've been looking at built-mor buildings and morton buildings online. BM has prices listed for setup but that doesn't include the concrete and morton has no prices listed at all.
